Situated directly at the lakeside our house offers throughout the year both: silence and privacy aside of mass tourism and the possibility to reach the centre and sights of our famous historical village within a some minutes' walk.

Feel at home! Our comfortable furnished apartment is spacious enough for up to 5 guests. The second floor is on your disposition (2 bedrooms, 1 living-/sleeping room, 1 fully equipped combined kitchen, bathroom/toilet, balcony). Beds, towels and homeware are prepared. For your entertainment you will find satellite TV, radio, books and information material of the area. If you bring your sports equipment you can also store it safely.

Already in the morning your cosy, wooden balcony is the perfect place to enjoy our picturesque landscape. At nightfall you can listen to the splashing of fish and the music and sounds of night active animals.

You are also welcome in our garden and at the romantic lakeside sitting place. Jump into the lake and take a bath in the sun afterwards, smell the roses and - if you want to - take some fresh, organically grown herbs.

General terms

My house is one of those small, very familiar houses. To keep it well run ...
....we want to offer all our guests "good conditions" and need time between departures and arrivals: regular check-in: 4 pm to 8 pm, regular check-out: till 10 am.  By pre-arrangement we offer the possibility to deposit baggage earlier than arrival.
... internet-bookings are to be fixed by paying a deposit of 1/3 of the rental, the rest is due 2 weeks before arrival. Saving clause: other payment offered. Short term bookings (within two weeks before arrival) are fixed by reconfirmation, the whole amount has to be transferred promptly if no other payment is offered. All fees connected with payment are on guests' side
... we hope for both sides not to need the conditions for cancellation equivalent to AGBH: till 3 month before reservation: 0 % to be paid; till 1 month before reservation: 40 % of the total must be paid; till 1 week before reservation: 70 % of the total must be paid; last week: 90 % must be paid; no-show: 100 % to be paid to us.
Covid-19: In case of cancellations based on new gouvernmental regulations (ban on accomodation, ban on travelling) guests will not be charged if they cancel at least 48 hours upfront reservation date
... the fee for final cleaning does include the 'normal cleaning' of the apartment left in a 'normal' way (= european standard). Damage, unauthorized use of machines/facilities/heating system, ...  = everything not foreseen for guests´ use, 'mysterious missings' or damage in the flat / house / garden are charged extra.
... guests agree to use the property and all related equipment carefully. In case of any damage guests are obliged to inform the owner personally without any delay. Ignoring that obligation does not exempt from paying indemnification (= all costs related with the damage, e.g. repair, replacement, extra cleaning, ..., loss of rentals)! All instructions and info for correct use of all equipment/ items /... is given in English, therefore a good knowledge of English is required.

Terms and Conditions shall be governed by Austrian adjective and substantial law under exclusion of the provisions of international private law (particularly IPRG [Austrian act on international private law] and the Rome Convention of 1980) and the UN Sales Convention.
The exclusive place of jurisdiction shall be Bezirksgericht Bad Ischl.
